Home Inspection Information

 

 A home inspection is intended to assist in evaluation of the overall condition of the dwelling. The inspection is based on observation of the visible and apparent condition of the structure and its components on the date of the inspection, and not the prediction of future conditions.A home inspection will not reveal every concern that exists or ever could exist, but only those material defects observed on the day of the inspection.
 
Why do I need a home inspection? 
 
Why can’t I do it myself?
  Even the most experienced homeowner lacks the expertise and knowledge and of a professional property inspector. We are familiar with home safety, proper installation, maintenance and home construction elements.  We know the properties components and systems, why they fail and why they function together.   The majority of homebuyers find it very difficult to stay objective and unemotional regarding the property, that they love so much, which could have an effect on their judgment.  To make sure the information is accurate; the best way is to have an impartial, third-party opinion by a professional, in the field of home inspection, which would be a Professional Property Inspector.  
 
Can a house fail a home inspection?
 No. A professional home inspection is an examination of the current condition of a house. A Home Inspection does not verify local code compliance, as in a municipal inspection. A Home Inspection does not determine the market value, as in an appraisal.  As Professional Property Inspector’s, we do not pass or fail a house. We indicate what systems and components that is in need of repair or replacement, describing the physical condition of the property, at the time of the inspection. 
 
What will it cost?
Do not let cost be a factor in the selection of your home inspector, or in deciding whether or not to have a Professional Property Inspection. What is a home inspection?

A  Home Inspection is a non-invasive, visual examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components of said dwelling.  Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the Client and Inspector, prior to the inspection process.
